Last week we spoke about red flags to watch out for when you’re looking for a property to buy. But sometimes we may also be blinded by the green lights – all the great things about the house.
So what are the green lights to look for? The first three things I always look for are location, budget and bones. If it’s in a good location, within your budget and has “good bones” then it’s definitely worth considering.
Next look at natural light, size, aspect, the neighbourhood and future potential.
Does the home have the ability to “grow” according to your future plans? Or is it a great stepping stone with potential for capital growth?
If it’s still ticking all those boxes, arrange for an independent inspection by a qualified builder – don’t just rely on the report offered by the agent.
This report will let you know if you’re ready to run in with an offer or to run in the other direction.
Buying a property is not something you do without all the information required to make a sound, sensible decision. Don’t skip the inspection. Don’t take shortcuts. Go in with your eyes wide open, prepared with the knowledge you need to either sign on the dotted line or walk away.
