If you’re planning on selling your home any time soon, you might want to think about your decorating choices. Whilst I love everything colourful and bright and cheery and happy, your potential buyer might not.

They might want to imagine how their beautiful oatmeal linen lounge will look in your living room, but instead they might be blinded by the colour of your walls. They might want to maximise on light, yet your colour palette is dark. You might adore your oversized comfiest couch in the world when what they see is a room that is dwarfed by the massive furniture.

You might adore being surrounded by family photos that remind you of all the people you love and the good times you’ve shared. They see strangers that they don’t know. Or trinkets that you’ve collected throughout your life. They see clutter.

Your pets might have a palace so they can enjoy the morning sunshine or snuggle on a cold day – but the potential buyer might start to look for scratches on doors and odours in rooms.

You would like to think that these choices don’t impact the value of your home, but in many cases they will. They may also limit your pool of buyers to those that have the ability to see past your decor rather than be halted by it.

When you’re selling your home the goal is to get as many people interested in the property as possible. They want to be able to imagine themselves, their furniture, their family in your home.

The more people interested in making an offer on your home, the more competition there is, the harder your agent should be working to get you the best possible price.

If you have no plans on selling in the near future, go wild with your decorating. But remember that red or black wall will take quite a lot of paint to make it disappear.
